Questions

Frequently asked questions

A pre-qualification is an estimate based on what you tell the lender. A pre-approval follows a review of your credit and documents, so it carries more weight with sellers. Neither is a final loan approval.

It depends on the program. Some programs, such as VA and USDA for eligible borrowers, allow little or no down payment; others require more. Jim will compare options using your numbers.

A mortgage application includes a credit inquiry. Credit scoring models generally treat several mortgage inquiries within a short shopping period as a single inquiry.

No. You can choose any lender, and you can work with Jim as your agent either way.

No. Approval, rates, and terms are determined by underwriting and change with the market. Jim will explain your actual Loan Estimate line by line.
