Investment property, evaluated honestly

A good investment starts with conservative numbers, not optimistic ones. Jim helps buyers evaluate duplexes through fourplexes, single-family rentals, and land in the Victor Valley and greater San Bernardino County, and connects the purchase to realistic financing options.

How it works

How the evaluation works

  1. Goals. Cash flow, appreciation, a home to live in first, or land for later. The goal changes what we look for.
  2. Budget and financing. Owner-occupied and investment loans have different requirements. We confirm what is realistic before you shop.
  3. Search and screening. Jim filters listings and flags condition, location, and rentability issues early.
  4. Numbers. We build a conservative income and expense estimate for each serious candidate.
  5. Due diligence. Inspections, rent verification, leases, zoning, and permits during escrow.
  6. Close and plan. Closing, plus a plan for management, reserves, and next steps.
