What working with Jim looks like

  1. Consultation. We talk through goals, timing, neighborhoods, and what you need in a home.
  2. Financing first. Get pre-approved so you know your price range and true monthly payment. You may use any lender.
  3. Representation agreement. California buyers sign a written buyer representation agreement before touring. It spells out the services and how compensation works, and it is negotiable.
  4. Search and tours. Jim sets up a search, previews options with you, and points out condition, location, and resale considerations.
  5. Offer and negotiation. Together we decide price, deposit, contingencies (inspection, appraisal, loan), and timelines.
  6. Escrow. Inspections, seller disclosures, appraisal, and final loan approval. Jim tracks every deadline.
  7. Closing. Final walkthrough, signing, recording, and keys.
